What goes into a rental application file in Geneva?
Across the 36 Geneva agencies whose published requirements Bailo has recorded: 33 ask for their own application form filled and signed, 32 require an extract from the debt-collection office, 32 ask for payslips, 32 an identity document and 31 the residence permit for foreign applicants.
Depending on the agency, add: an employer's certificate (6 agencies) or a liability-insurance certificate (5 agencies). An incomplete file is discarded outright at most of them.
Is the debt-collection extract mandatory, and in original?
It is the most systematic requirement on the market: 32 of the 36 documented agencies require it. 13 of them specify the ORIGINAL — not a copy or a PDF. The usual freshness rule is "under 3 months".
You get it from the cantonal debt-collection office, at the counter or online, within a few days. Order it BEFORE you start viewing flats: it is the document whose lead time loses applications.
Does every agency have its own form?
Yes for the majority: 33 of the 36 documented agencies use their own application form, different from the next one's — same questions, different order, different boxes. Filling it by hand for every application is the heaviest time cost of the file.

What income do you need to prove?
Agencies apply the one-third rule: gross rent (charges included) should not exceed roughly one third of gross household income. The incomes of all lease holders add up — a couple applies with both salaries.
Above one third, a guarantor with Swiss income can, depending on the agency, offset. Include their commitment and their own supporting documents.
How long does it take to put the file together?
The debt extract takes a few days; the rest comes together in an evening: latest payslips, identity document or permit, insurance certificate if requested. The critical point is not difficulty — it is having EVERYTHING ready before the listing appears, because viewing slots go within hours.
