How to apply for housing in Geneva

Why is finding housing in Geneva so hard?

Geneva’s vacancy rate is around 0.31% (2026) — among the lowest in Switzerland. Only a few hundred flats are for rent across the canton at any given moment, and viewing slots for an attractive listing go within hours.

Consequence: reaction speed and a file prepared in advance often matter more than a “perfect” file sent too late.

Is a viewing required before applying?

At a large share of Geneva agencies, yes: the viewing comes before the application. The listing shows a phone number or booking link, and the file can only be submitted after the visit.

Which documents should you prepare?

The typical file: the agency’s application form (many have their own, to fill in and sign), a debt-collection office extract less than 3 months old — some agencies require the ORIGINAL, not a copy —, your last 3 payslips, an employer certificate and an ID or residence permit.

An incomplete file is discarded outright at most agencies. Prepare everything BEFORE searching: the debt extract can be ordered online (~CHF 17) from the cantonal debt-collection office.

What income do you need for a given rent?

The near-mechanical rule agencies apply: GROSS rent (including charges) should not exceed about one third of the household’s gross income. Above ~38%, automatic screening discards the file at most agencies; between 33 and 38%, a solid guarantor often tips the decision.

Ongoing debt-collection procedures are a near-systematic rejection — a guarantor can offset them; include one from the start.

Does every agency have its own procedure?

Yes — there is NO standard. Some agencies require their own signed PDF form, others use an online portal with account creation, others accept files by email or only on paper.
