Terms of Service

1. Scope and acceptance

These terms govern the use of the Bailo service (the "Service"), operated by (see legal notice). By accessing the Service you accept them; if you do not, do not use the Service.

2. Nature of the Service

Bailo is an information service: it detects and displays rental listings publicly published by property management agencies on their own websites, documents their application procedures and provides software tools that help you apply.

Bailo is NOT a real-estate agency, broker or intermediary within the meaning of art. 412 et seq. of the Swiss Code of Obligations. Bailo does not offer housing, takes no part in any application, transmits no file, receives no remuneration linked to the conclusion of a lease, and has no contractual relationship with the agencies mentioned. Applications are made directly and exclusively with the agency concerned, under its own conditions.

Agency names are cited solely to identify the source of listings, without affiliation or endorsement.

3. Listing data — no guarantee of accuracy

Listings are collected automatically from public publications at regular intervals. Despite our care, errors, delays or omissions are possible: rent, charges, surface, availability and even the existence of the offer may have changed or been misextracted.

ONLY THE INFORMATION PUBLISHED BY THE AGENCY IS AUTHORITATIVE. Always check the original listing (a link is provided) before taking any step. Automatically detected "application procedure" sheets are marked "to be confirmed" until verified with the agency; they are indicative only.

The basic-requirements check is computed locally on your device from information you enter; it reflects the market's usual criteria, is neither advice nor a guarantee, and does not prejudge an agency's decision.

4. Availability

The Service is provided "as is" and "as available", with no guarantee of continuity, completeness of covered sources or detection delay. We may modify, suspend or discontinue all or part of the Service at any time.

5. Use of the Service

The Service is intended for personal use in the context of a housing search. The following are prohibited in particular: bulk or automated extraction of our content (except search engines honouring robots.txt), resale of the data, interference with the Service, and any unlawful use.

6. Accounts, vault and documents

When accounts open: access is via a one-time email sign-in link, without password. The document vault is encrypted in your browser (end-to-end): we technically cannot read your documents, and therefore CANNOT restore them if you lose both your vault phrase and your recovery code. Keeping that code safe is your sole responsibility — this limit is inherent to the encryption you are entitled to expect.

The minimal metadata required for operation (document type, validity dates) is described in the privacy policy.

7. Pricing and cancellation

The Service is currently free. If paid offers are introduced, their conditions and prices will be displayed BEFORE any subscription, cancellable in one click with effect at the end of the paid period — never hidden renewals, never disguised lock-in.

8. Intellectual property

The Service (interface, own texts, aggregated statistics, software) is protected. Listing content (texts, photographs) remains the property of its respective owners; it is displayed for information purposes with attribution and a link to the source. Any rights holder may obtain removal of content by writing to info@bailo.ch — removal requests are honoured immediately (see also our /bot page).

9. Liability

To the extent permitted by Swiss law (art. 100 CO), liability for slight negligence is excluded, as is liability for indirect or consequential damage (in particular: missed housing opportunity, decisions taken on the basis of displayed information, unavailability of the Service, content of third-party websites we link to).

Nothing herein excludes liability for wilful intent or gross negligence, nor any liability that cannot be excluded under mandatory law.

10. Data protection

The processing of personal data is described in the privacy policy, which forms an integral part of these terms.

11. Changes

We may amend these terms; the current version is published on this page with its date. Current version: 25 août 2026.

12. Governing law and jurisdiction

These terms are governed by Swiss law. The place of jurisdiction is Genève, Suisse, subject to mandatory venues provided by law (in particular for consumers).
